When purchasing a home, there are many decisions.

  • Location, where you would like to call home.
  • Size, having an idea as to the size and type of home that would suit your needs.
  • Affordability, what would be a comfortable purchase price that would be managable.
  • Pre-qualifying for a mortgage, to better know what you are able to budget for when looking for a home.
  • Financing, arranging a mortgage.

I am always familiar with the current homes on the market, and I know neighborhood values. I can help you determine which properties are fairly-priced based on the conditions while exploring the market.

Your First Step

There are many reasons to buy a new home.  Stop paying rent, build equity and have a place of your own to enjoy with friends and family, upsizing or right sizing.   The reasons are endless.   I trust the idea of purchasing is already something you are considering, and you may already know most of the reasons and where you would like to live.  Your circumstances will dictate what are the important aspects of a home and surrounding areas.

Some considerations are what area you would like to live, city, suburban neighborhood, country.  What communities appeal to you, north, south, east, or west.   Types of neighborhoods, older and settled or new subdivisions.   A particular school zone and/or recreational facilities within an area, and other community services such as transportation, day care, library, stores and entertainment.  Is commuting something that you would consider.

Think about home styles. How much space would you like, does your situation require a one-level home, as stairs may not be practical in some situations.  A two storey home, which are appealing to families.   Consider size and kind of exterior property, as this will impact the maintenance of your property.

Your Next Step: Loan Pre-Qualification

A good decision in the purchasing process is to be pre-qualified with a mortgage company.  This gives you an idea as to what you would potentially qualify for in securing a mortgage.    You will still need to submit a proper mortgage application with supporting documents to the lender once a purchase transaction has been entered into, as pre-qualifying gives you an approximate amount that you may potentially qualify for based on verbal information you provide to the lender.

I will  be happy to refer you to a mortgage professional that has an excellent reputation and track record for successfully acquiring loan approval for clients.
